As the Director of Construction, you will be responsible for leading the completion of TOPO development projects through all phases of construction including predevelopment and development. TOPO is a design-forward company with a clear vision of creating success for tenants through the lens of a long-term owner. You are an integral part of our development team as we work together to successfully implement our vision, building relationships internally and externally. To be successful in this role, you understand design, proactively collaborate with general contractors to achieve project success on design, schedule, and budget. You can empathize with tenants on smaller jobs while juggling multiple projects in various stages of the development process. Be ready and excited to lead and scale the department. This role reports to the VP of Development.
Key Responsibilities
- Provide input during the design process, including execution of design and the tenant program for each project with the design team, general contractor, and tenants.
- Maintain forward-thinking to inform our team of the best practices on schedule, cost and resources to execute on the project vision.
- Develop and maintain performance metrics including budgets, construction costs, cash flows, and project timelines.
- Anticipate project delays or budget challenges and identify alternate actions to rectify. Communicate potential and current issues clearly to the team to collaborate on plans.
- Lead through innovative thinking, strategic insight and a bias to action.
- Build trust between PM, AM, Leasing and Development.
- Develop a roster of resources to have the best available team to execute on the range of projects anticipated at TOPO; small value-add and tenant work to large ground up developments.
- Prepare and track project draws and payment applications.
- Prepare preliminary pricing and schedules with the input of trusted resources to help the team make informed decisions on design and implementation.
- Act as the owner's representative in meetings with contractors, the design team, and other third-party consultants with the decision-making authority to act in the best interest of the project.
- Transition all necessary documents to the property management team including the review of O&M manuals, warranties, final punch lists, and other items as negotiated in the contract documents.

- Experience in progressively substantive leadership and project management roles with proven project planning and management skills.
- A decisive and meticulous approach to the business coupled with an ability to assume a long-term owner’s perspective.
- Ability to simultaneously manage multiple complex developments, in both urban and suburban settings, from ideation to execution.
- Exceptional oral and written communication skills.
- Proven negotiating skills in a high-pressure environment.
- Strategic thinking skills with a keen understanding of value creation.
- Creative and innovative problem-solving ability.
- Ability to influence key stakeholders across a wide variety of disciplines, and coordinate their efforts, as necessary.
