The Construction Project Manager (CPM) plays an integral role on the development team and will be responsible for helping drive the growth of the company. The success of business hinges on the success of our tenants who oftentimes are local and do not have the knowledge or resources to complete projects with internal resources. The CPM will allow TOPO to provide more economical and timely delivery of spaces to the end user. This position will report to the Director of Construction.

The CPM should have experience managing tenant improvement projects along with remodels. Ground up construction experience is not required but would be beneficial. The ideal applicant is someone who works well independently, has strong project management skills, is capable of handling multiple projects at once, and comfortable communicating with both the internal team and the external stakeholders as projects progress.

Key Responsibilities

  • Be a critical member of the team providing input on budget, schedule, and sequencing as it relates to project vision.
  • Lead the efforts on remodels of existing facilities and tenant improvement projects, working closely with the development team.
  • Conduct qualifying interviews with multiple local vendors and various trade contractors.
  • Manage the permitting process with specified jurisdiction, if required.
  • Help to creatively guide the team on how to best approach construction to execute the project most efficiently.
  • Assist in submitting engineered and architectural plans for bid and guide contractors through the process.
  • Build and manage project schedules and budgets.
  • Obtain all permits necessary for the construction of each project.
  • Monitor the progress and quality of construction by periodically visiting job sites and ensuring that contractors are being held to the highest standards.
  • Provide functional expertise and ongoing direction to contractors.
  • Provide project status updates to the development team.
  • Manage the construction schedule and budget and report changes as applicable.
  • Help to creatively guide the team on how to best approach construction to execute the project most efficiently.
  • Manage the bid process with perspective contractors and vendors.
  • Build and manage project schedules and budgets with input from appropriate stakeholder.
  • Monitor the progress and quality of construction by periodically visiting job sites and ensuring that contractors are adhering to the project vision.
  • Provide functional expertise and ongoing direction to the contractors.
  • Manage the project closeout process by obtaining necessary as-built information, warranties, and closing out the punch list.
  • Think outside the box and help determine solutions on innovation procurement, material selections and sequencing methods to drive value.
  • Be a problem solver and foresee potential issues with project sequencing as it relates to the project vision.


We are looking for someone with

  • 1-2 years of experience in a construction project management role preferably with a general contractor.
  • Bachelor’s degree in related field preferred.
  • Extensive experience with tenant improvements and remodels, ground up and occupied construction experience a bonus.
  • Strong attention to detail, highly organized, and effective communicator.
  • Keen sense of accountability and integrity.
  • Ability to stay organized handling multiple projects under tight deadlines.
  • Knowledge of local building codes.
  • Ability to work independently and as part of a team, take direction, receive feedback and execute accordingly.
