As the Director of Construction, you will be responsible for overseeing the completion of TOPO development projects through all phases of permitting, design, and construction. You will work in a forward-facing capacity as an ambassador of our vision, building relationships internally and externally. To be successful in this role, you must be able to juggle multiple developments in various stages of the construction process. This role reports to the VP of Development.

Key Responsibilities:

  • You will be integral to the design process, including the execution of design and the tenant program for each site with the design team, general contractor, and tenants.
  • Plan and maintain performance metrics including budgets, construction costs, cash flow, and project timeline.
  • Communicate project delays or budget challenges and identify alternate actions to meet schedules and budgets
  • Prepare and track project draws and payment applications.
  • Oversee consultant and contractor relationships and solicitations.
  • Transition all necessary documents to the property management team including the review of O&M manuals, warranties, final punch lists, and other items as negotiated in the contract documents.
  • Act as the owner's representative in meetings with contractors, the design team, and other third-party consultants.

We are looking for someone with:

  • 5+ years of experience in progressively substantive leadership and project management roles with proven project planning and management skills.
  • Decisive and detail-oriented approach to the business coupled with an ability to assume a long-term owner’s perspective.
  • Ability to simultaneously manage multiple complex developments, in both urban and suburban settings, to execution.
  • Exceptional oral and written communication skills.
  • Proven negotiating skills in a high-pressure environment.
  • Strategic thinker with a keen understanding of value creation.
  • Creative and innovative problem-solver.
  • Ability to influence key stakeholders across a wide variety of disciplines, and coordinate their efforts, as necessary.
  • Internal desire to consistently better yourself through continuing education and networking.
  • Strong understanding of emotional intelligence and are capable of applying those skills in a leadership capacity.
  • Salary would be based on level of experience, between $125k and $175k annually.
