Director of Asset Management

As the Director of Asset Management, you will oversee and manage the real estate assets on behalf of the investor. You will act as the liaison between the investor and the other stakeholders involved in the real estate project, such as the developer (Topo), the property manager, the lender, the broker, and the tenant. Your goal is to align the interests of the investor with the operational and financial performance of the real estate assets.

At Topo, Asset Management delivers value to investors through the lens of the Topo brand, culture and purpose primarily in horizontal mixed-use projects with retail, food and beverage and creative office as the focus. Through your oversight, Topo delivers the quantitative outcomes that investors expect supported by the qualitative goals of Topo’s purpose and the vision for the specific project. You will oversee creating strategies and plans for the projects that provide long-term, sustainable results rather than a merchant-build model with an eye for a quick exit. Be ready and excited to lead and scale the department. This role reports to the Principal over Asset Management, Operations, and Acquisitions.

Key Responsibilities

Portfolio Oversight and Management

  • Develop and implement the asset management strategy and business plan for each property or portfolio.
  • Negotiate and execute the financing, refinancing, redeveloping, further assembly, and disposition of the real estate assets.
  • Set and monitor the budget, cash flow, and income projections for each property or portfolio.
  • Identify potential risks associated with the portfolio and develop contingency plans and risk mitigation strategies to safeguard investment interests.
  • Work closely with property operations team and other service providers for execution against key goals for the project.
  • Collaborate closely with the Development team to ensure that design and construction decisions align with the long-term strategic goals for each asset (ownership, scope, cost, schedule, vision alignment).
  • Monitor, review, and approve the leasing, marketing, and capital improvement plans for each property or portfolio.

Investor Relationship Management

  • Prepare and present regular reports and recommendations to the investor and the capital markets group.
  • Foster strong relationships with external partners, investors, and lenders to support portfolio objectives.

Lease Management

  • Lead, mentor, and manage internal and external leasing teams with a heavy focus on ensuring high occupancy rates and tenant satisfaction.
  • Conduct market research and analysis to inform strategic decisions related to leasing, stabilized asset positioning and growth.
  • Lead lease negotiations using creative solutions to come to agreement on key matters for both landlord and tenant.

We are looking for someone with

  • Bachelor's degree in Real Estate, Finance, Business, or a related field.
  • 8+ years of experience in asset management, development, real estate private equity or a related function, preferably commercial over residential product types.
  • Strong financial acumen, with the ability to conduct detailed financial analysis and understand complex financial models.
  • Excellent communication and negotiation skills, with a track record of building and maintaining relationships with tenants, investors, and external partners.
  • Strategic thinking skills with a keen understanding of value creation.
  • Creative and innovative problem-solving ability.
  • Ability to influence key stakeholders across a wide variety of disciplines, and coordinate their efforts, as necessary.
  • Strong organizational skills and attention to detail, with the ability to manage multiple priorities in a fast-paced environment
  • Internal desire to consistently better yourself through continuing education and networking.
  • Proven leadership skills with strong understanding of emotional intelligence and ability to apply those skills in a leadership capacity to manage, mentor, and develop individuals
